Nearly every choice can be reduced to one rule: everything you pay for must match and satisfy your demands. And investments are not an exception. Invested assets must bring the maximin income.
But there are conditions which must be followed in order to assure the high profit of your investments.  

Profitability

When you choose an investment option the first question is "How much would I earn?". This is the main question and the answer is sometimes not quite clear. There are very few investment options with the fixed income: bank deposits, bonds, bills of exchange, shares. 
We will talk later about how real estate investments became the source of the stable and fixed income, and for now, let's overview probably the most important thing which defines the good investments.

Reliability

Any sort of shares or securities is valid until its issuer is existing. The company, issuing the promissory note, can get closed down. Bank, keeping your deposit, can go bankrupt and even the government can declare the default on its bonds. The shares prices vary depending on the market, and even with the fixed percent, you can find yourself with the sheet of worthless paper.
Real estate, however, is more effective: regardless of the situation you always remain the owner of your property.
Some apartments are sold by the developer with the buyback guarantee. Simply saying you buy apartments, get an income upon giving the hotel a right to manage and rent out your apartments, and finally, after the certain period of time, hotel buy back your apartments by the original sales price.

Apartments with the rental guarantee

New Nordic company main goal was to find investments in order to expand its hotel network, at the same time making a favor for the small-scale investors, who invested into the property with the guaranteed 10% annual returns.
In this way, New Nordic business model solves investor's two main issues: guaranteed income and reliability of the investments.

About New Nordic Group


Company CEO was working as the crisis manager in the hotel business, which allowed him to establish his own one, considering the rich experience in this field. Back in 2005 when everything was ready to start the hotels' construction the occupancy rate question arose. 
To ensure the high occupancy rate New Nordic has purchased one of the major Scandinavian tourist operator - Asia Specialist, which made possible to establish the tourist flow for the next few years in advance. The development financing was solved by attracting the micro investments, instead of taking the huge credit and become dependent on the bank-lender. It was decided to separate the whole development by apartments with common infrastructure (the building area, swimming pool, laundry, restaurant, etc.) and sell it to the private investors. 
Therefore, each New Nordic building is comprised of units owned by private investors, managed by New Nordic and used as the hotel.

Long-term agreements with the major tour operators ensure the 80% occupancy rate throughout the whole year, which allows paying investors the fixed income. Besides that, each unit is fully owned by the investor, which denies any fears about the security of the assets.

New Nordic investments

New Nordic offers united investment and purchase options both for the leasehold and freehold property. In total there are 10 options (5 Freehold, 5 Leasehold) similar for all projects and any country New Nordic is currently represented.
 
These options have something suitable for any investor. New Nordic has also implemented inflation adjustments on the rental guarantee and the Buy Back payments.
All investors with any budget can buy Leasehold property in USD or Euro through New Nordic HKK office.

Leasehold investment options (ownership type - 90 years leasehold):

  • Option 1 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 3 years, guaranteed buyback with 105% rate from the original purchase price after 3 years
  • Option 2 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 5 years, guaranteed buyback with 110% rate from the original purchase price after 5 years
  • Option 3 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 10 years, guaranteed buyback with 120% rate from the original purchase price after 10 years
  • Option 4 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 15 years, 3% inflation adjustment after the 10th year, guaranteed buyback with 130% rate from the original purchase price after 15 years
  • Option 5 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 20 years, 3% inflation adjustment after the 10th year, guaranteed buyback with 140% rate from the original purchase price after 20 years

Freehold investment options (full ownership):

  • Option 1 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 3 years
  • Option 2 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 5 years
  • Option 3 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 10 years
  • Option 4 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 15 years, 3% inflation adjustment after the 10th year
  • Option 5 - Cashback 10% from the purchase price until project completion, rental guarantee with 9% net annual returns for 20 years, 3% inflation adjustment after the 10th year

New Nordic development

1. 2001 - 2005
New Nordic is developing it's first hotel buildings and villas.
Following the customers' requests, the construction of two more buildings is planned.



Light brown roofs on the left along the road to the beach are the first New Nordic buildings in 2005. The cleared land plot to the right will become the first residential project.

2. 2005-2010
The average age of the New Nordic tourists has "decreased". These were people who were planning to get retired in 5-6 years. Amazed by Thailand, tourists were interested if they can purchase apartments now and occupy them in 5 years. 
New Nordic came up with the system in which buyer purchased apartments and gave the management rights to New Nordic for 5 years. New Nordic was using the unit as the hotel room while paying 10% annual returns to the owner within the whole period of the management agreement.
Therefore New Nordic has established a mutually profitable cooperation with the owners: the number of hotel rooms was expanded, while buyers returned back the half of the apartments original price. The management agreement could be terminated at any time without any further penalties. Owners started to receive 10% annual returns as soon as they have covered the full purchase price, not after the project construction was finished.

This concept became a great alternative for the private investors since the New Nordic system allowed investor not to get involved into rental business and all hassles related to it. 

3. 2010
New Nordic's average tourist age has "decreased" again, followed by requests to occupy the apartments in 10 years. New Nordic came up with the 10% annual returns for 10 years system.

 

4. 2013
In 2013 the segment of customers was formed, who were not planning for the residency in Thailand and overviewed New Nordic as an investment project only.
New Nordic started to offer the guaranteed buy-back option to the customers. Besides the buyback at the original sales price, New Nordic offered the buyback with the progressive rate from 10th to 15th year of the ownership. Therefore New Nordic has again shown its flexibility and ability to satisfy customer requests.

5. 2017
In 2017 New Nordic officially becomes an international company, starting development in Indonesia (Bali) and Cambodia (Sihanoukville).

To date new Nordic is represented in 4 countries of South East Asia:

  • Thailand - 78 projects in total, with 46 completed, 17 on different stages of construction, and 15 more getting ready for construction. New Nordic projects in Thailand are located in Pattaya, Chumphon, Samui, and Phuket.
  • Philippines - The Fortress project has been announced and getting ready for the development.
  • Indonesia - Bali Waterworld project has been announced and getting ready for the development.
  • Cambodia - The Sunrise project has been announced and getting ready for the development.
  • Vietnam – company registration and documents preparation for the business establishment in the country.

Besides that New Nordic has offices in Norway and Hongkong.



To date, New Nordic has more than 1500 staff including 300 engineers and construction workers, besides the local subcontractors.
