If you are going to spend holiday in Pattaya then the best option is to rent the house within the city, and of course not too far from the beach. 
You will have all the same infrastructure nearby as if living in a condominium, beach will be located in the walking distance, you can reach any point of the city using public transport . You can also rent the house quite far from the sea: houses are definition of luxury, large, well-furnished, but this is probably not the most affordable option available.

Rent house in Pattaya near the beach


Quite frequent request, but it is not always justified, from our point of view. Of course you can rent a private house with direct access to the beach, but there are certain difficulties. The first is related to the number of such villages and houses. First problem is the cost of land, the second one is the road running along the beach strip in most places. Therefore there is no direct beach access.
On the other hand, the very limited supply makes it difficult to rent such a house, especially in the high season despite of the high cost.
Keep in mind that renting a house in Pattaya near the sea always beats your pocket. But if you basically want to rent such a one, we will certainly help you.
First, it is worth considering Majestic Villas on Pratumnak - this is a great village, with private pool villas and direct access to the beach.
Second, villages in the Najomtien area or Bang Saray - like the Ocean Lane Villas. In general, many villages in these two districts, have easy access to the beach.

Let's take a look now at the short term house rentals, not considering that we need a direct access to the beach. 
In fact you can find house for short term rent in any part of the town, except the donwtown probably. But keep in mind few details: such houses won't feature the huge living area or land plot, otherwise it won't be the most budget option.
Another thing you should pay attention at is infrastructure and facilities. The further you get away from the beach line and the main roads, lesser shops, cafes and so on you will find. You definetely don't want to rent the house within city but 15 minutes walk to the nearest 7/11. 
You can overview such options, but only in case if vehicle rental will be in your check list for the trip.

Rent house in Pattaya for long term


There is quite a big difference between renting house in Pattaya for short and long term. Let's start from the location. The best area for long term house rentals is East Pattaya, which means the huge area from Sukhumvit area to the East. You might say that this too far from the sea. Well, if you are going to live in Thailand for a long term, you will definetely need to rent or buy your own vehicle. Besides, looking back from our own experience, the sea will become less importnat and necessary feature of the comfortable living the longer you will stay here. 


The second thing which makes East Pattaya the absolute champion of the long term house rentals is the rental price itself.
Here you can rent the very budget options within 13,000 Baht per month, and pure palaces within 80,000 Baht per month. There is a wide choice in this area, for any budget and preferences, but if we move to the main city area the same options will cosy 30-50% more, depending from exact location.


Perhaps you are afraid of the lack of infrastructure, but don't worry - Eastern Pattaya is developing quite rapidly. There are lot of people living here, real estate demand here is steady, and infrastructure coming along. Given our aforementioned advice on renting the vehicle, there should be no worries left. Now let's take a look deeply at the main locations in East Pattaya.

Rent house in Pattaya and East Pattaya


East Pattaya turned to become the suburban part of the city, where most of real estate is villages and houses in them. This can be easy explained: Pattaya is a resort city, and, accordingly, its central part is located along the main central beach, and the city itself is limited to Sukhumvit.
The main advantages of this area are budget rentals and developed infrastructure, which we have already mentioned, so now let's talk about where exactly to rent a house in East Pattaya. After all, the territory is really huge.
First of all we will recommend the area from the soi Siam Country Club and the lake Mabprachan, which is the best place if you are looking for European style houses.
There are a lot of really good villages here, with nice western style houses, in terms of design and decoration, big European community and developed infrastructure.


Moving south you will find Soi Khao Talo and soi Khao Noi which are two iconic streets, if you are looking for long term house rentals. This is a one stop area, if you want to find a completely budget and comfortable house for rent, with developed facilities and big western community.
We are moving even further to the south. Soi Chayapreuk, Huai Yai and the beginning of Bang Saray.
This part of the city began to develop relatively recently, but since Utapao Airport now service international flights, government has undertaken the construction of big highway, the infrastructure and demand for housing are tightening to it.
Villages here are mainly in the middle price range, with nice houses, rather western style than Thai style (special local expat term that denotes a typical budget house that Thai companies are building, targeting the Thai customers).

Rent house in Pattaya for long term


In general renting a house in Pattaya for a long term, from our point of view, is not the most budgetar option, and quite controversial.
Again a couple of words about pricing - the longer you rent the house, the lower monthly fee is. Of course, there will be a discount, but it is worthwhile to clearly understand why you need to rent a house within the city.
If you are going to work in Pattaya, do business, and you need to quickly reach certain points in town - then this is really justified. The second reason is if you can afford to rent a good house in a nice village right in the city. This is also a well-founded choice.
OVerall, as with renting for a short time, there are same two main areas: Pratamnak and Jomtien.

  • More expensive option rather than East Pattaya but the main feature is of course proximity to the downtown
