It is very desirable for a lot of people to rent the beachfront house in Pattaya, however, from our point of view, it has its’ own specifics.
When choosing a house near the beach you need to decide whether you need a house with direct access to the beach or a house in walking proximity to the beach.

Just a couple words about why it is worth to separate these two options.
Entire beach line in Thailand is not a private property. It actually belongs to the king, and practically used by local authorities to supply the budget with additional income (for example, when visiting the islands or certain beaches on the islands, you must pay an additional “visitor” fee).
If village, condominium or hotel want to use the certain beach area for their own purposes they need according to an arrangement with the local authorities. It is clear that the hotel or condominium will try to arrange the conditions that can limit a number of visitors from outside, making the certain beach area exclusive for the hotel or condominium residents only.

But the situation with the villages is bit different. Therefore, if you want a super private holiday place at the beach, renting the house, then it is worth taking into account several details.

Where to rent the beachfront house in Pattaya?

Renting a house in Pattaya is an excellent option for the short-term rentals, especially beachfront house. Let's start with options with direct access to the beach, without crossing the road. It means you don’t even have to leave the village territory.

And here’s the thing: there’s a single village in Pattaya with direct access to the beach – Majestic Village on Pratumnak, Cosy Beach area.

Yes, this village has its own private access to the beach, which is shared with local yacht club on the left, and Cabbages and Condoms restaurant on the right.

During the low season, it is not a big deal to rent a house in this village, but high season is different. If you want to rent a house here during the high season, you should do reservation in advance. The only option is to plan a holiday 3-4 months in advance, if you want to rent a house in the city and exactly with a direct access to the beach.

Beachfront house rentals in Pattaya are expensive, these houses are in a high price range. Another option for renting a house with direct access to the beach, without crossing the road, is Najomtien and Bang Saray. Yes, this is not the ideal option from the point of view of the location and rather refers to the suburban. However, on the other hand, there are few advantages here - instead of being surrounded by high rise condominiums, especially under construction, you will be surrounded by a beautiful landscape. There are three options to get to Pattaya from here: rent a vehicle, hire a driver, use mobile applications like Uber or Grab Taxi. There will not be tourist crowds here, it will be very quiet, but without the rich infrastructure. The houses here are also located in a high price range.

Now let’s take a look at the second option of renting the beachfront house, with the only difference – the village itself will be located in walking proximity to the beach. Both Pratumnak and Jomtien have villages that are located within walking distance to the beach. If you are going to live with your family, we would recommend Pratumnak, and if you are looking for the accommodation for a group of friends, then Jomtien is a good option.

Pratamnak is more suitable for family holidays, while Jomtien has easier access to the downtown. You do not need to worry about the infrastructure, and it will not bring isolated feeling as if you rented a house in Najomtien or in Bang Saray. However, on the other hand, there will be no outsiders in the village.
Your leisure would be absolutely private, which is a big advantage. This option includes houses in both middle and high price range.

Usually the farther you go from the sea, the cheaper rental price is, although the price can depend on the interiors of the house itself. However, you always need to understand that renting a beachfront house will require a certain budget.

Let's sum up: if you are not confused by the distance from the downtown or living within Pattaya main area is not important, and you want to get exactly direct access to the beach, then consider Najomtien and Bang Sary; if you need accommodation in the city with easy access to the downtown, and direct access to the beach - then consider the Majestic Village; if you want to rent nice house near the beach and downtown - then consider Pratamnak and Jomtien.

In any case, whenever you are looking to rent a beachfront house in Pattaya you can always find the right option for you.

Features of renting beachfront house in Pattaya

  • Rent a good accommodation, perfect for the short-term rentals 
  • Probably not the best option for the long-term rentals, because sea will get boring after daily visits during first few months and doesn’t seem such a luxury feature
