Rental procedure in Thailand

Before we are going to look through the details of rental procedure, let us mention that the services of our agency are free for tenants.

First you find the object you like on our website. You can also submit your application online and send us request. There are a number of parameters that are necessary to select best matching options:

  • Type of real estate – apartments, villas, town houses, etc.
  • Arrival and departure dates
  • Required number of bedrooms
  • Preferred region and location
  • Distance to sea
  • Presence pool / gym
  • Number of children and their age
  • Budget

We would also like to draw attention that providing the basic information on how you plan to spend vacation will help us to choose the most suitable to your requirements and preferences object.

After receiving the request we will select a few options, indicating detailed information about each. You can select the most preferable one and then we provide the final terms for an object lease:

  • Final rental cost
  • Amount of the security deposit and booking
  • Additional costs – electricity / water, cleaning, pool cleaning, garden maintenance, etc. Following the finalization of all the details, we will send a sample of lease agreement as well as an booking invoice. Usually booking is equal to the amount of the security deposit, although that aspect may differ from object to object.

The most convenient options for bookings:

  • Transfer via Western Union to the company CEO
  • Bank transfer to the account of the company

There are also other options:

  • Web payments – Pay Pal, Webmoney
  • Sending cash through friends

Once you have made the booking, we will send a copy of receipt and booking confirmation to your email address.

Please note that check in during non-working times should be paid separately to the managing broker.

Security deposit

This amount is paid as a guarantee that any small damage or unpaid bills will be covered. The amount of the security deposit is not the sum of the maximum liability. For example breaking the TV, the cost of which exceeds the amount of the deposit, will require covering the full cost. Otherwise you may have problems with local law enforcement, as well as the leaving the territory of Thailand.

The deposit cannot be set precisely on the basis calculation of other figures, since its value depends primarily on the owner decision.

Typically, short-term lease deposit amount can range from 30 to 70% of the total rental cost. Long lease (half – year) deposit is an amount equal to one month or 2 month rental cost. Security deposit is returned after check out, if premise and property inside are not damaged. You can also leave a deposit in dollars or Euros (if the owner is not against it). In this case after check out you get back preferable international currency. Earlier paid baht can be credited as part of the rental cost.

Additional expenses

It is worth noting that the tenant is almost always required to cover the costs of communal services unless there is other preliminary agreement with the owner.

In Thailand there is no single tariff for electricity and water.

Price per kilowatt can vary within 3–8 baht.

Price per cubic meter of water can range within 25–40 baht.

Besides, in most cases, the tenant must pay for the final cleaning and laundry services so the next guest could enter cleaned and ready for occupancy premise. The aforementioned costs can be taken from the insurance deposit.

Cleaning and laundry during the stay are normally paid separately.

Internet and cable TV may or may not be included in the price, depending on the arrangements with the owner. Typically, the owners make concessions in the case of long-term lease.

Long-term house rentals consider the costs associated with the cleaning of the garden and pool cleaning. These expenses should be discussed with the owner – who pays for certain services.

Short-term accommodation in luxury villas normally means that certain services are free of charge.
