Buy house in Pattaya


We have already overviewed why people buy property in Thailand, or exactly in Pattaya, in related articles. If you are defined by the location, and the only thing left is to choose between apartments or house, let us explain why to choose the house in Pattaya might be the better choice for you:

  1. House in Pattaya offers next level of the privacy 


    This is your house and your stronghold. You are free to do anything about it, except violating your neighbor’s privacy with some actions. House in Pattaya is a great opportunity to get a leisure whenever you stay in the house, on the piece of your own land, without no noise that might come from the neighbors like in case with the condominium. If you value the privacy at first, then the house is probably the best option. 
  2. Amount of bedrooms 


    It is quite difficult to find 3-4 bedroom apartments in Pattaya. If you are looking for the premise to stay with the family, with 3 or more bedrooms, then the villa is the probably the only reasonable option. 
  3. Pets 


    There are only 3-4 condos in Pattaya, in which pets are allowed to stay. In all other condos, it is prohibited. 
  4. Price of sq.m. 


    You might get surprised if you compare the sq.m. price of villa and condo. The total price of the villa can be way cheaper than apartments of the same size in the condo. 

Houses in Pattaya can be globally divided into two categories: houses between beach line and Sukhumvit, and houses to the East from Sukhumvit road.
The difference is big, and it is easy to notice when looking at both areas of Google Map.  
This is standard village between Sukhumvit and the beach line.


As you can see the land plots are not that big. Since the sea is quite close, there was no reason from the point of view of the developer to plan layouts with private swimming pools. Therefore, there are 2 communal swimming pools for all houses in the village. 

Now, this is the village in East Pattaya, in 10 km from the beach.


And another one in 17 km from the beach. The difference is notable, right? 


There are only 20-30 villages between the Sukhumvit and the beach. The land price in the main city area is much higher than in “darkside”, thus land plots allocated for each house are quite humble. Around 400-800 sq.m. Swimming pools are quite rare, there is the rather communal swimming pool for all the houses in the village.


Definitely, there are exceptions, like exclusive villas, that easily start from 700,000+ USD.
Beachfront houses in Pattaya are expensive. However, there is a big difference in environment and neighborhood, between villages where houses cost 1 million USD and villages where houses cost 100,000 USD. Maintenance questions in luxury villages are usually addressed easier, while in more budget villages there might be issues.

  • Houses in North Pattaya 
  • Houses in Central Pattaya 
  • Houses in Pratumnak 
  • Houses in Jomtien 

Houses in East Pattaya: 


East Pattaya is the huge area with more than 200 villages of different sizes: from 10-20 houses to 500 houses in a single village.

Affordable land price allows making any type of house, concerning your preferences and budget. Here you can find 8 bedroom mansions with Olympic size swimming pool built on a huge land plot, neighboring with small but cozy family houses. 

Most of the foreigners living in East Pattaya are people of retirement age, which brings this district its’ own specifics.
Keep in mind that living in East Pattaya implies getting your own vehicle. In case you don’t want to get used to the specifics of the Thai traffic you can always use Taxi or Grab taxi application.

  • Soi Country Rd area 
  • Huai-Yai area 
  • Phoenix/Silverlake area 
  • Baan Dusit Pattaya Lake 

Consider all details that push you to buy the house and ask yourself if уou really want the house. It is quite simple: house needs residing, unlike the apartments in the condominium, where you can simply turn off the electricity and water, and that’s would be pretty much enough.


That’s not the case with the house. House might have swimming pool and garden that need regular maintenance. Well, swimming pool and garden maintenance can be resolved with the help of related services. But utilities, on the other hand, require being under control at all time. For example, you have left the house empty for a year and by returning you find out that mousses had eaten the cables. Doesn’t sound pleasing.
The second thing is that house is the unique product rather than apartments in the condo, therefore it will be more difficult to sell it, or you will need to give a very good price for the buyer (which doesn’t mean it will satisfy you).
In case you have made final decision here are few pieces of advice how to choose the perfect house for yourself:

  • Define the house size and amount of bedrooms you need 
  • Define the location and what infrastructure you need in a close proximity (2 km from the beach, 5 minutes’ drive from the mall, not far from the school, etc.) 
  • Define the facilities you need in the village (communal swimming pool and fitness are must have in any good village)  
  • And of course the budget
