Houses in Pattaya can be globally divided into two categories: houses between beach line and Sukhumvit, and houses to the East from Sukhumvit road.

There are only 20-30 villages between the Sukhumvit and the beach. The land price in the main city area is much higher than in “darkside”, thus land plots allocated for each house are quite humble. Definitely, there are exceptions, like exclusive villas, that easily start from 700,000+ USD.
Beachfront houses in Pattaya are expensive. However, there is a big difference in environment and neighborhood, between villages where houses cost 1 million USD and villages where houses cost 100,000 USD. Maintenance questions in luxury villages are usually addressed easier, while in more budget villages there might be issues.
Houses in East Pattaya:
East Pattaya is the huge area with more than 200 villages of different sizes: from 10-20 houses to 500 houses in a single village.
Affordable land price allows making any type of house, concerning your preferences and budget. Here you can find 8 bedroom mansions with Olympic size swimming pool built on a huge land plot, neighboring with small but cozy family houses.
Most of the foreigners living in East Pattaya are people of retirement age, which brings this district its’ own specifics.
Keep in mind that living in East Pattaya implies getting your own vehicle. In case you don’t want to get used to the specifics of the Thai traffic you can always use Taxi or Grab taxi application.
Consider all details that push you to buy the house and ask yourself if уou really want the house. It is quite simple: house needs residing, unlike the apartments in the condominium, where you can simply turn off the electricity and water, and that’s would be pretty much enough.
That’s not the case with the house. House might have swimming pool and garden that need regular maintenance. Well, swimming pool and garden maintenance can be resolved with the help of related services. But utilities, on the other hand, require being under control at all time. For example, you have left the house empty for a year and by returning you find out that mousses had eaten the cables. Doesn’t sound pleasing.
The second thing is that house is the unique product rather than apartments in the condo, therefore it will be more difficult to sell it, or you will need to give a very good price for the buyer (which doesn’t mean it will satisfy you).
