Villa in Pattaya is the pure and undiluted enjoyment.
Starting with the simple fact that this is the only option to live in Thailand with your pets, and concluding that you will have your own private swimming pool.

In most cases, people consider house rentals or sales as the more expensive option, until you start to actually calculate the rental or sales price of each sq.m. Most of Pattaya real estate market is comprised of studios or 1-bedroom apartments. Two bedrooms are presenting the very small percentage of the condo market, and especially three or four bedroom apartments, which are quite rare.
Thus, it’s quite obvious what big families need.
If you are looking to buy or to rent the villa in Thailand you should keep in mind few specific details.
 

The foreigner cannot own the land in Thailand. It’s absolutely prohibited by the Thai laws.

Land price in Pattaya, as in any other resort cities, is quite high.

Land price is rapidly growing up the closer it gets to the beachfront. Forget about huge land plots. The main land measurement unit in Thailand is rai, 40x40 meters plot (1,600 sq.m.). Since one rai near the sea can easily reach the 1 million USD, rai is quite often divided into two or four smaller plots.
Therefore, we can watch houses with 400 and rarely 800 sq.m. land areas. There are very few houses with one rai land area at beachfront.
Still, such a big land area is not rare in 5-10 km from the beach.
Everyone chooses for himself if he needs and can afford land area like this.
Considering the heat in the daytime, it is not the most pleasing thing to walk around your property in the afternoon.
However, if the land plot is thoughtfully decorated and planned you will definitely enjoy your own green garden.
 

Pay close attention to the area around the house and village.

House in the lowlands can be easily flooded during the rainy season. Second thing is the small rivers or lakes nearby: 2 times a year they can negatively surprise you with the suddenly overgrowing amount of water from the heavy rains.

Should the house be in the village?

Mostly all houses are located in the villages. It’s easier when maintenance expenses are separated between few house owners: Security, garbage utility, pool, and gym maintenance. Neighbors can be rather noisy and disturbing, or quite nice and fun to spend time together in the common area. It also resolves the problem of children boredom.

Proximity to the infrastructure.

This is quite important detail. Considering you have a lot of house options to choose from, it is necessary to set the priorities. What are the most critical points for you when choosing the house in Pattaya: school, kindergarten, mall, beach? As you can see, location means a lot and probably this is the most important detail when choosing the house in Pattaya:

  1. For example, the house in North Pattaya implies walking proximity to the restaurants, shops, and beach. Besides that, you will have the crowd of tourists nearby and possible traffic jams. 
  2. Central Pattaya has several villages along the Sukhumvit rd. If you need easy access to main Pattaya road then the choice is obvious. 
  3. Pratumnak is still one of the best places for the foreign expats to live. Unfortunately, amount of tourists coming to this district is growing every year. On one hand they bring further infrastructure development, on the other hand, they bring the noise. 
  4. Mass development of Jomtien has started 10-15 years ago, but it is obvious that condos had already seized real estate market in this district. The land price in some areas simply does not allow the development of the house villages. There is nothing in profitable in the construction of few houses on a land plot worth of 2 million USD, where you can build high-rise condominium. 
  5. Therefore, the best options to find your truly ideal house are East Pattaya and Huay Yai. The only problem is the distance to the sea, which can be 10 km, and even further. There are very few villages with direct beach access. House price there starts from 500,000 USD.
