The subject of Pattaya condos is something every resident of the city and real estate agent can be proud of.
Over the past 10-15 years, an impressive number of big projects have been built, and you can easily find condo of any size, layout and interior configuration.
However, it is worth mentioning some features of the Pattaya condos, which can explained by the development of the local real estate market.
Let us note that originally Pattaya was a resort for European and American tourists of pre-retirement age. Accordingly, the real estate market was adjusted to their needs, and for the most part the standard demand on a market was "a studio with the sea view". Therefore, the first projects were located on the beachfront or the second line and mostly comprised of studios with large living space of 35-60 sq.m.
The main idea behind supplying the market with large amount of studios was combining condos to get preferable amount of bedrooms and big living area. Do you need a condo with a separate bedroom? No problem! Combine 2 studios and get an apartment with living space of 70-120 sq.m. Just for example all View Talay projects are based and designed on this concept.
As time went by, from the middle of the 2000s Pattaya became a popular resort for the Russian-speaking tourists. Majority of Russian tourists are family people, and besides, most do not have the opportunity to spend whole winter or even longer period abroad.
Consequently, real estate market got a steady demand for a compact condos with a separate bedroom. The Pattaya market reacted very quickly. Lot of developers shifted to the budget projects, with various unit plans, from studios to apartments with two bedrooms. Siam Oriental projects are great example.
By the end of the 2000s, one more thing became obvious. Let’s be frank: the waters of the Siam Gulf in the Pattaya area are not ideal. The reason for this is the annoying oversight of the city authorities. With the expansion of the beach, they used quartz sand mixed with shell rock (grab a handful of sand on the beach and carefully look at it). This was the simplest and cheapest solution. However, when the wave shake the sand - quartz rubs shell rock, and turbidity appears in the water. Why is the water much cleaner on the islands? You guessed it, right? Because the sand there is coral. He does not give dregs.
Therefore, proximity to the beach lost its mandatory for the holidaymakers. Few times people go to the beach with the children. Then most realize that a good pool is not that bad than the seawater. Moreover, it is probably even better for the children (no jellyfish, for example!). Yes, it is still good to lay down on beach, but probably at sunset when there is no heat and weather is cool.
Resort type projects became very popular and still the most demanded on the market. Several buildings, with a common infrastructure and facilities: a large swimming pool, Club House with a restaurant, fitness center, etc. It gives opportunity to spend most of the hot part of the day in a shade near the swimming pool, while enjoying your favorite cocktail.
Most of the condos in resort style projects are one bedroom. You also have options to combine units to get 2 bedroom condo or 1 bedroom with the bigger living space. There are almost no 3-bedroom condos in such projects, except the penthouse units in some. Dozens of such projects have been developed for the last 5-6 years. The benchmark projects are Atlantis, Seven Seas, Paradise Park, Amazone.
In our opinion, this is a reasonable compromise. On the one hand, it is a condo in Pattaya, with its drive and intense nightlife, on the other it’s a condo in a very cozy project, in which it is comfortable to spend holiday or a few months.
